The Construction Process

process1.pngSo far the entire project has been about dreams, visions, and the fun that your backyard can become. The construction process is where those dreams become a physical reality and transform the vision into an exciting and functional space for you to enjoy. There are twelve key construction phases to most full-scale development projects, beginning with pre-construction and ending with the warranty, service, and continued care of the project.

Pool Structural Development

After the pre-construction items are completed as listed at the end of the design process, we are ready to begin with the primary swimming pool structural features. We begin with excavation of the pool hole to the shape and depths agreed upon in the design plan. On most sites, the majority of the excess dirt is hauled away to an offsite disposal location, leaving only a pile remaining to use for final grading of the site. Once the excavation is complete we will form the pool, spa, and water feature shape, pre-plumb the pool returns, skimmers, and bottom drains, and install the steel or rebar cage that creates the structural skeleton of the pool. Once completed, we will pour the concrete pool floor, then shoot the gunite pool walls to end with a completed structural pool shell that serves as
the basis for the remainder of the development.

process2.pngPool Mechanical System Development

To date, the project has seen much activity and change on a daily basis and in a relatively quick amount of time. Once the mechanical phase begins, the dramatic work is replaced by the “behind the scenes” work that is needed to make the pool function. This includes digging plumbing trenches, installing the plumbing lines under pressure, ordering the pool equipment system, electrical system rough-in, gas and utility line extensions, and all necessary inspections by local government agencies. Depending on the scale and features of the project, and the approving authorities, this stage may seem slow, but is vital to the success of the finished product.

 

 

Pool Veneers and Waterfeatures

During the mechanical phase, we will also begin with pool veneer installation. This includes pool tile and coping selection and installation, any interior stone veneers, raised pool wall finishes, and waterfall or boulder placement and installation. Once this phase is completed, we will leave the pool itself for a while and concentrate on the other hardscape features and landscpae elements that surround the pool.

Hardscape Retaining Walls and Patio Development

Retaining walls create the backbone of the design, serving to transistion grade back up or down to the natural yard grade at the edges of the development areas. These structural walls are key to the success of almost every project and, with brick or stone veneer, add a natural beauty to the design. Patios create the floor for all outdoor living areas, working to create the functional entertainment and relaxation spaces that are critical to the success of a project. There are multiple finishes and veneers to consider for both of these hardscape features.

Other Hardscape Features

After the functional hardscsape walls and patios have been built, the entertainment hardscape features are ready for construction. These outdoor fireplaces, firepits, outdoor kitchens, and other decorative structures become the hub of entertainment and enjoyment across the entire backyard space. Arbors create private patio enclosures and add a focal point across the design, and various fencing options enclose the project for safety and screening where desired.

After the hardscapes are completed, the entire design is functional, but will feel cold, harsh, and uninviting. This is remedied by the addition of the ornamental landscpae features that soften the space, creating a ‘nestled effect’ to relax and enjoy. The landscape construction includes far more than just beds and plants. The functional site drainage systems and irrigation systems both provide water and dispose of excess runoff. Koi Ponds provide alternative watergarden solutions, and bed edges blend the hard and landscape properties of the design. Finally, landscape lighting systems create dramatic and inviting night time interest while transforming the entire backyard into a living work of art after dark.

Pool Plaster & Startup / Punch List & Closeout

The last development stage for most projects is the plaster and fill of ther swimming pool. The interior finish is applied, then the pool is filled and activiated -- ready for you to enjoy. Once the pool is filled, the required maintenance and water balance will begin. We will instruct you on how to operate your new pool and on the important factors you need to know to properly maintain your investment. We also will prepare a punch list of final details to address as we conclude the construction process.
